GENERAL RELEASE OF LIABILITY

Good Mornings Environmental – Dry Steam Remediation Services

This General Release of Liability (“Release”) is entered into by the undersigned customer (“Client”) in favor of Good Mornings Environmental LLC, its owners, employees, agents, and representatives (“Company”).

By scheduling and permitting the Company to perform dry steam remediation services, the Client acknowledges and agrees to the following:

1. Nature of Service

The Client understands that the Company uses high-heat dry steam technology for the treatment of bed bugs, lice, dust mites, allergens, and related pests. Dry steam involves the application of extremely high temperatures to furniture, fabrics, and surfaces within the home.

2. No Chemical Use

The Client acknowledges that the Company uses no chemicals, pesticides, or toxic agents, and that treatment relies solely on heat-based remediation.

3. Pre-Treatment Responsibilities

The Client agrees they have:

  • Read and followed the Pre-Visit Checklist provided by the Company.

  • Removed or identified all heat-sensitive, moisture-sensitive, or steam-restricted items, including but not limited to electronics, delicate fabrics, artwork, plastics, vinyl materials, adhesives, pressurized containers, musical instruments, photographs, and personal valuables.

  • Ensured pets and children are kept away from treatment areas during service.

Failure to complete the above may increase the risk of damage for which the Company is not liable.

4. Assumption of Risk

The Client acknowledges that the use of high-heat steam carries inherent risks, including but not limited to:

  • Warping, discoloration, or damage to heat-sensitive materials

  • Damage to items that were not removed or properly disclosed

  • Moisture-related effects on certain surfaces

  • Minor condensation or dampness following treatment

The Client voluntarily assumes all such risks associated with the service.

5. Limitation of Liability

To the fullest extent permitted by law, the Client agrees that the Company shall not be held liable for:

  • Damage to items that should not be steamed or were not removed before treatment

  • Pre-existing defects, infestations, or structural issues

  • Any indirect, incidental, or consequential damages

  • Loss of use of property or belongings

  • Outcomes affected by reintroduction of pests after service

The Client agrees that the Company’s liability, if any, shall not exceed the total amount paid for the service performed on the date in question.

6. No Guarantee of Biological Results

While the Company’s dry steam process is highly effective at killing pests and their eggs on contact, Client acknowledges that:

  • Full eradication may require multiple treatments depending on severity

  • Reinfestation from outside sources is possible

  • The Company does not guarantee permanent or long-term prevention of pests beyond the date of service

7. Right to Refuse or Terminate Service

The Company reserves the right to refuse or discontinue service if unsafe, unsanitary, or hazardous conditions are present, or if the Client fails to follow pre-visit instructions.

8. Acknowledgment by Booking

By booking an appointment—whether online, by phone, or in writing—the Client acknowledges that they have read, understood, and agreed to all terms outlined in this Release, and they authorize the Company to perform dry steam remediation services in accordance with the above conditions.
